Portfolio Maintenance Director
Job Duties:
Under general supervision, monitors and maintains a varied portfolio of rental properties consisting of over 1,020 units to ensure that the structures remain safe, secure, and well-maintained. Oversees the maintenance and repair of machinery, equipment, and electrical and mechanical systems for assigned properties. Oversees construction and renovation projects to improve efficiency and to ensure that facilities meet environmental, health, and security standards, and comply with government regulations. Plans, administers, and controls budgets for contracts, equipment, and supplies. Reviews and approves all maintenance-related expenses and invoices. Negotiates contracts with vendors to optimize service quality and cost efficiency. Manages and supervises a team of 15-30 maintenance employees across multiple properties. Leads recruitment efforts for maintenance staff new hires. Conducts interviews and participates in hiring decisions. Oversees training for maintenance staff.
Requirements:

Must possess a high school diploma or the equivalent. Must have at least 2 years of experience in the same or a related occupation.

Must have two years of experience in maintenance and repair for residential facilities including electrical, plumbing, HVAC, roofing, flooring, and carpentry.

Must have two years of experience in maintenance and repair for mid-rise and/or high-rise structures.

Must have two years of experience in coordinating student housing facilities turnover.

Must have experience with Entrata Property Management Software modules for Facilities Management, Accounting, Budgeting and Job Costing.

Must have experience with Latch software and hardware replacement, power system management, and troubleshooting.

Must have a valid driver’s license.

Travel:

Travels 50% of the time within 120-mile radius of office, for 1-3 days per trip.
